Manager, Construction, Goodwill Opportunity Campus

Provides oversight and management for facilities and maintenance activities and serves as content expert to ensure all GISP properties are representative of the brand, conveys customer service and improves financial strength through maintenance of the asset.

Leads facility remodels and supports new facility and store builds through supervision, management, scheduling, RFP's and purchasing.  Collaborates with team members and local governmental agencies to obtain necessary zoning approvals, development and construction permits, and any other documents to support real estate growth plans, facilities maintenance, renovations and remodels of existing assets and other matters as required.

Provides oversight for the Facilities Technicians to include developing and managing projects, repairs, and everyday tasks.  Provides bi-weekly updates and attends bi-weekly meetings regarding real estate growth opportunities and all current facilities.   Coordinates with manager to prepare the real estate strategic growth plan and budgets.

Manages vendor relationships as it relates to contracted work for locations to ensure scope of work is completed on time, per the contract and within budget.

Manages testing and compliance for county/city requirements such as backflow and BMP pond testing and maintenance.

Manages testing and compliance for all safety related functions such as fire extinguishers, sprinkler systems and drop doors.

Leads annual facilities walk-throughs to review work, address un-open work orders, open work orders, and build budgets for upcoming year.

Serves as the point of contact for emergency repairs and loss prevention calls after hours due to break-ins or equipment operational issues.

Manages the tool crib from an inventory, SOP, budget and safety perspective.

Manages the fleet of Facilities vehicles from a maintenance, SOP, and safety perspective.

Works in conjunction with the Retail Special Projects Manager and Donated Goods Retail Specialist as it relates to fixtures needed for locations.

SUPERVISORY RESPONSIBILITIES 
Directly supervises the Facilities Technicians and carries out supervisory responsibilities in accordance with the Agency's policies and procedures.  Responsibilities include interviewing, hiring, and training team members; planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems; and budget development and management.

EDUCATION and/or EXPERIENCE 
Bachelor Degree (B.A.) from four year college or university in Business, Occupational Health and Safety, Construction, Architecture, Engineering, or related field and three to five years' in building and grounds repair operations with applicable building repair certifications; managing vendors for facility related services, and work order management; or the equivalent combination of education and experience.  

CERTIFICATES, LICENSES, REGISTRATIONS 
Valid Driver's License (Class C) and safe driving record (as determined by the Agency's insurance carrier). 

PHYSICAL DEMANDS 
While performing the duties of this job, the team member is frequently (50-75% of the day) required to stand and move; talk or hear; and use hands to finger, handle, or feel.  The team member is required to reach with hands and arms; bend and stoop or kneel.   The team member must occasionally lift and/or move 50 pounds or more. Specific vision abilities required by this job include close vision and depth perception. Some local travel required.
