SUMMARY OF DUTIES: Performs skilled and semi-skilled work in maintenance in the General Services Department.
ESSENTIAL JOB FUNCTIONS: Maintains and repairs all City facilities as needed, assists with coordination of maintenance activities with other departments and outside agencies; assist Facility Manager and Director with determining maintenance priorities; works with vendors on different type jobs; interacts with public and provides customer service both in person and by phone; maintains daily work records; performs routine cleaning and custodial duties; washes and cleans General Services City vehicles weekly or as needed; move tables and chairs around for different setups in City owned facilities when needed; picks up and empties trash throughout City facilities where needed; assist with maintaining warehouse and inventory; maintains records on underground storage tanks and fuel levels; monitors Veeder Root systems and communicates any alarms that might occur for fuel leakage; changes light bulbs in facilities as needed; repairing plumbing issues including plunging toilets, unstopping sinks and drain lines. Maintain all mechanical and electrical rooms in a neat and orderly condition; spray herbicides in different areas if needed; maintain inventory of PPE for PWOC staff and General Services staff to use; ability to reset electrical breakers; ability to operate fire panel and fire pump; must be able to respond to after hour emergencies; must be able to diagnose HVAC issues and resolve; must be able to work on VAV boxes, pressure transmitters and change air filters on a quarterly basis; must be able to understand one line diagrams on mechanical and electrical; maintain Personal Protective Equipment for staff and ensure safe practices are taken place; maintain cleanliness of air handlers including evaporator coils. A neat and clean appearance at all times and other duties as assigned.

This is work requiring the exertion of up to 50 pounds of force occasionally, up to 20 pounds of force frequently, and up to 10 pounds of force constantly to move objects; work requires reaching, walking, stooping, crouching, standing, lifting, fingering, grasping, and repetitive motions; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for preparing and analyzing written or computer data, operation of machines, determining the accuracy and thoroughness of work, and observing general surroundings and activities; the worker is subject to inside and outside environmental conditions.
KNOWLEDGE, SKILLS AND ABILITIES:Good knowledge of maintenance and associated work is necessary within commercial office environment. Must have the ability to get along well with others. Must pass a criminal background check.
EDUCATION AND EXPERIENCE:High school graduate or GED; must be at least 18 years of age. Valid NC driver’s license with CDL endorsement or ability to obtain is required. A safe driving history is also required. Three year’s experience in facility maintenance is recommended.
